A single bathroom typically runs 4 to 7 weeks, a kitchen 8 to 14 weeks, and a whole-home renovation or addition 4 to 8 months. Permit review adds time on the front end and varies considerably by municipality. We give you a specific schedule once we have walked the property and seen the scope.
Yes. We prepare the submittal package, file with the correct building department, respond to plan review comments, and schedule every inspection through final. You do not deal with the permit counter.
For a single bathroom, a kitchen, or a phased addition, usually yes. We seal off the work area, keep utilities and exits functional, and schedule the loudest work around your day. For a full gut, or anything affecting the roof, main plumbing stack, or electrical service, staying is generally not practical, and we will tell you that upfront.
It depends heavily on finish level and what we find once demolition starts. Kitchens and bathrooms cost far more per square foot than bedrooms because of the fixtures and mechanical work. Rather than quote a number that will not hold, we walk the property and give you a written estimate broken out by scope.
In older Miami homes it happens regularly: failing cast iron, termite damage, or wiring that was never permitted. We stop, photograph it, price the fix, and get your written approval before continuing. You will not find out about it in a lump sum at the end.
Any window or door you replace has to be impact-rated with a valid Miami-Dade Notice of Acceptance, and structural work triggers High-Velocity Hurricane Zone requirements. If the project value passes a threshold relative to the home’s value, broader upgrades can be required, and we flag that during preconstruction rather than at plan review.
